Design & Specifications

Specifications

The following are some of the specifications of the structures to be included in the Second Phase of Ideal Homes:

Structure

Structure will be on foundation and basement in size stone masonry in CM, with RCC columns for portico and a superstructure of 9" thick brick wall using first class table mould in CM.

Flooring

Flooring will be of 600 mm x 600 mm branded vitrified tiles for all internal areas excluding staircase and entrance steps. In the covered area in the sit out of the first floor, rustic or anti-skid ceramic tiles will be used, skirting with branded vitrified tiles. The staircase will be in granite and the open terrace in first floor will be covered with terracotta tiles. The portico will be provided with external vitrified tiles and there will be plinth protection of 2.5 feet all around the building.

Kitchen

Kitchen will be branded modular kitchen with granite platform and stainless steel sink (with drain board), all of branded make. There will be 2 feet dado above platform area in ceramic glazed tile and loft and storage shelves on one sidewall for storage. There will also be provision for aqua-guard point in kitchen and washing machine point in utility area.

Toilet

Toilet rooms will have anti-skid tiles for floors, dado of ceramic glazed tiles all over the walls up to ceiling level, branded white EWC and wash basin of branded make, health faucet, branded shower panels with toughened glass enclosure and provisions for geyser and exhaust fan.

Doors and Windows

Doors and Windows will be of high quality, with the main door in teak wood and the other doors and window frames made up of padauk, all with branded fittings.

Painting

For painting outside two coats of exterior emulsion paint will be used and for painting inside two coats of branded emulsion paint will be used after finishing with putty.

Electrical Fittings

Electrical fittings will consist of modular switches and electrical wires of branded make, with one TV point in the living room and another in the master bedroom, telephone points in all bedrooms and living area, split A/C power point in master bedroom and earthing with copper wire.

Plumbing

Plumbing will be done with UPVC pipes of branded make, PVC drainage and storm water pipes, all CP fittings with branded make and PVC overhead tank of 1000 litre capacity.
